Newly renovated 2-level 1950s beach cottage at 505 W Atlantic Blvd — 100 ft from beach access, directly behind our oceanfront house. Part of The Mizpah Collection. Renovated baths (downstairs jacuzzi tub, upstairs tiled walk-in shower). No carpet anywhere.

Is there a pool?

Bed layout

Upstairs: King Bedroom; Double Queen Room (two queens); Double Full Room (two fulls).

Downstairs: King Bedroom; Queen Bedroom with private bath; King + Queen Bedroom (one king, one queen).

How many guests?

Base 9 guests. +$75 per extra guest/night, up to 17 max. No extra cleaning fee.

Bathrooms

3 full baths — only the downstairs large bathroom has a tub; the others have showers.

Check-in time & door code

Check-in after 5:00 PM

Smart-lock code is sent 3 days before arrival — it’s the last four digits of the phone number used to book, and works on both the side and front doors.

Which doors do I use?

• Exterior side door (east side)
• Front porch door (ocean side)
• Parking-side glass double doors are owner/maintenance only — don’t use them

How do I lock/unlock?

• Unlock: press the Schlage logo, then enter your 4-digit code
• Lock from outside: close tight, press the Schlage logo
• Lock from inside: turn the thumb turn

Can I arrive early?

You may use the porches, parking, and outdoor spaces after 3 PM if parking is available while we clean. Without a prior arrangement you may not be able to enter while cleaning/maintenance is underway. Request early check-in the day before — subject to turnover and cleaner availability.

Are the owners around?

Generally not. The downstairs area behind the short fence with the double glass doors is mostly cleaner/maintenance storage.

What’s the Wi-Fi?

Network: The Mizpah Collection (high-speed)

Slow connection? Restarting your device usually fixes it.

TV & streaming

• Main TV has DIRECTV Stream
• Roku TV in each bedroom — log in with your own accounts; phone works as a remote via the Roku app
• Sign out of your accounts at checkout

How do I run the A/C?

Upstairs: central A/C on a Cielo wall thermostat in the hallway. Keep the door at the bottom of the stairs closed when it’s on.

Downstairs: three mini-splits, each on a Cielo thermostat. All three must be on the same mode (all heat or all cool). Keep the lower-level French door closed.

Windows & doors

Don’t leave doors/windows open long, especially with A/C running — ocean air rusts things fast. Older windows can be tricky to fully close; do your best to seal them.

What’s in the kitchen?

Fully equipped with cookware, silverware, utensils. Clean and return after use.

• Water: complimentary 2.5–5 gal Le Blue jug when available; extra 5-gal jugs $20; fridge filtered water anytime
• Fridge: don’t overload or block the rear vents
• Dishwashing detergent provided
• One paper-towel roll per stay

Hot tub basics & rules

Private 2nd-story ocean-view hot tub — 5 people max

• No food or glass
• Kids supervised at all times
• Not under the influence
• Shower before entering
• No chemicals or soaps
• Don’t change the temperature without permission
• Cover on & clipped when not in use
• No pets
• Leave the floater (sanitizer dispenser) where it is

How do I get to the beach?

Just 100 ft — go two houses to the left from the front deck and use the beach access across the street.

Rinse-off stations

• Enclosed outdoor shower under the deck
• Foot-wash hose at the top of the 1st-level steps
• Foot-wash hose at the side door
• Foot-wash station on the deck

Outdoor amenities

• Basketball court (concrete into the street; pickleball & cornhole too)
• Two ocean-side decks (top sun deck, partly waterproofed lower deck)
• Charcoal grill + propane grill (fits ~25 burgers) — fuel not always stocked

Fire pit / umbrella / dogs?

No fire pit here (the oceanfront house has it). No beach umbrella provided — rent or buy locally. Dogs allowed on the beach on a leash per town rules.

What’s provided?

• Linens for all beds, towels for all baths
• All-in-one shampoo/conditioner/body wash + hair dryer
• Typically 6 beach chairs (may show wear)
• Bikes/surfboards/extra gear rentable nearby (no bikes on site)

Laundry

Brand-new washer/dryer stack (2023) downstairs; several detergent pods provided.

Mid-stay cleaning?

$160 — Monday or Wednesday (request in advance)

When & how?

Summer: Mon & Thu 8 AM · Off-season: Mon only

• Bag & tie waste → green can at the back by the no-parking sign
• Night before/morning of departure: move it to the street, facing the street
• Truck only grabs bins facing the right way, not stacked
• Extra bags under the kitchen sink or on the downstairs hallway shelf

Where do we park?

• Max 5 vehicles, back yard only
• Far-right (west) spot reserved for owner/cleaner/maintenance
• Enter from West Atlantic Blvd; walk down the side to the side or front door
• No idling — neighbors have noted fumes

The rules

• Must be 25+ to book
• Max 17 guests (firm)
• Quiet hours after 9 PM — families nearby
• No smoking inside; no butts outside
• No roof access (fine + eviction)
• Grill 5+ ft from any structure
• Events/parties need pre-approval

Pet policy

• Approval required (especially dogs over 50 lb) — share breed & training status
• 50 lb limit, with exceptions for well-behaved, house-trained dogs
• No pets in the hot tub
• Pet costs shown on your booking platform
• Clean up after your pet

Is it accessible?

The downstairs level (two bedrooms, the large jacuzzi bath, laundry) is most accessible, reached via a 32″ side door. Reach out with specific needs.

Septic — what can I flush?

House quirks

• Downstairs queen bedroom’s sliding bathroom door can fall off its track — handle gently
• Keep doors/windows closed with A/C on (rust)
• Older windows can be hard to fully close
• Inspect outdoor chairs before use (rust/dry rot)

I saw a bug

We spray monthly. Local water bugs (often mistaken for roaches) can still appear in humid weather — they’re clean and arrive via doors/luggage/boxes. Call Rid-A-Pest 252-243-3532 with the address and a time (free spot spray under our contract), or message us.
