You’ve booked both Mizpah AB houses, stacked one behind the other in Atlantic Beach — together they sleep up to 31 guests across 11 bedrooms.

Which house has what?

• Pool: Oceanfront only (heated, max 8)
• Hot tubs: both houses have one (Oceanfront on the 3rd-floor top deck; Second Row on its 2nd-story sun deck) — 5 people each
• Game room & arcade: Oceanfront
• Fire pit: Oceanfront (Solo Stove)
• Basketball: Oceanfront goal in the lot; Second Row full court (pickleball/cornhole too)
• EV charger & whole-home generator: Oceanfront
• Direct beach access: Oceanfront (Second Row is 100 ft away, two houses left to the access)

How the group usually splits up

Most large groups use the Oceanfront as the daytime hub (pool, game room, fire pit, direct beach) and spread sleeping across both houses. The Second Row’s hot tub, full kitchen, and basketball court make it a great second base just steps away.

Oceanfront beds (sleeps 14)

Oceanfront: Ground — Bedroom 1 (two queens), Bedroom 2 (one king), game-room futon. 2nd floor — Bedroom 3 (two queens). 3rd floor — Bedroom 4 (two kings), Bedroom 5 (one king + small couch).

Second Row beds (sleeps 17)

Second Row: Upstairs — King Bedroom, Double Queen Room (two queens), Double Full Room (two fulls). Downstairs — King Bedroom, Queen Bedroom w/ private bath, King + Queen Bedroom.

Capacity & extra-guest fees

Each house: base 9 guests, +$75 per extra guest/night

Both: Caps are firm — Oceanfront 14, Second Row 17. Fees are charged per house on each booking.

Check-in time & codes

Both houses: check-in 5:00 PM

Both: Each house has its own door code — the last four digits of the phone number used to book. Second Row’s smart-lock code is sent 3 days before arrival.

Doors & entrances

Oceanfront: Main entrance is up the steps.

Second Row: Use the exterior side door (east) or the front porch door (ocean side). The parking-side glass double doors are owner/maintenance only.

Unlock either house: press the Schlage logo, then enter the 4-digit code. Lock from outside by closing tight and pressing the logo; inside, turn the thumb turn.

Early arrival

Both: Cleaners usually finish by 3 PM; you may use outdoor spaces while you wait if parking allows. Early check-in depends on no same-day turnover and cleaner availability — not guaranteed in peak summer.

Wi-Fi at each house

Both networks: "The Mizpah Collection"

Oceanfront: Open network, no password. Router is behind the main TV; restart in the living room if you drop to a slower signal outside.

Second Row: High-speed throughout; restart your device if the connection is slow.

TVs

Both: Main TVs have DIRECTV Stream; bedrooms have Roku TVs — log in with your own accounts and sign out at checkout. Oceanfront also has the game-room 65″ TV, arcades, pool table, ping pong, and indoor hockey.

Oceanfront A/C

Oceanfront: 3rd floor — Cielo touchscreen in the big bedroom. 1st & 2nd floors — mini-split heads on Cielo wall thermostats; both heads on the same side of the house (across both floors) must match mode. Leave all units on, auto fan mode, even in unused rooms.

Second Row A/C

Second Row: Upstairs — central A/C on a hallway Cielo thermostat (keep the stairs-bottom door closed). Downstairs — three mini-splits, all on the same mode; keep the lower-level French door closed.

A mini-split won’t cool

Oceanfront: Pull the error code with the remote (cabinet above the fridge): aim, hold “Cancel” 5 sec to “00”, tap until a long beep, send us the code. To reset, pull the shared-side mini-split breaker ~15 min and push back firmly. Still stuck? We can add a window unit.

Second Row: Report blinking lights or a frozen unit and we’ll help; don’t set below 72°F.

Where’s the pool?

Pool: Oceanfront only — heated on request, max 8

Two hot tubs

Oceanfront: 5-person hot tub on the 3rd-floor top deck.

Second Row: 5-person ocean-view hot tub on the 2nd-story sun deck.

Service & rules (both)

• Stays of 4+ nights: pool/hot tub serviced midweek (Wed/Thu, 9 AM–1 PM)
• No food, glass, or pets in any pool/hot tub
• Kids supervised; not under the influence; shower before use
• No chemicals or soaps; don’t change temps without permission; covers clipped when not in use
• Oceanfront: no jumping from the 2nd deck into the pool (death may occur); swim-current generator not operable

Beach access

Oceanfront: Direct ocean access — main ramp one house east, or straight out the ocean side (wear shoes for briars; don’t take bouncy-tired carts through the dunes).

Second Row: 100 ft to access — two houses left from the front deck, then across the street.

Outdoor amenities by house

• Oceanfront: hammock garden, Solo Stove fire pit (monitor always), basketball goal, propane + charcoal grills, multiple outdoor showers
• Second Row: full basketball court (pickleball/cornhole), two ocean-side decks, charcoal + propane grills, enclosed outdoor shower & foot-rinse stations

Umbrellas, fire pit, dogs

No beach umbrellas at either house (rent locally). Fire pit is Oceanfront only. Dogs allowed on the beach on a leash per Town of Atlantic Beach rules.

Both kitchens

Both: Both are fully equipped (cookware, silverware, utensils) with a Keurig + drip coffee pot. Each may include a complimentary Le Blue water jug (extra 5-gal jugs $20); fridge filtered water anytime. Don’t overload the fridge or block its rear vents.

Linens, towels, laundry

Oceanfront: Linens/towels provided, all-in-one soap + hair dryer, 4–8 beach chairs, two washers + two dryers on the 1st level.

Second Row: Linens/towels provided, all-in-one wash + hair dryer, ~6 beach chairs, brand-new 2023 washer/dryer downstairs, one paper-towel roll, dish detergent provided.

Mid-stay cleaning

Either house: $160, Monday or Wednesday (request ahead)

Trash (both houses)

Summer: Mon & Thu · Off-season: Mon only

Both: Bag & tie waste, set bins at the street facing the street the night before / morning of pickup. Oceanfront has a blue recycling bin. Truck won’t grab bins that are stacked behind each other.

Parking

Oceanfront: Max 5 vehicles in the back concrete lot; EV charger available.

Second Row: Max 5 vehicles in the back yard; far-right (west) spot reserved for staff; enter from West Atlantic Blvd.

Rules for both houses

• Quiet hours after 9 PM — families nearby
• No smoking inside; no butts outside
• No roof access (fine + eviction)
• Grill 5+ ft from any structure
• Events/parties need pre-approval
• Guest caps firm: Oceanfront 14, Second Row 17
• Second Row requires the booker to be 25+

Pets

Oceanfront: Approval required; no large dangerous breeds; no pets in pool/hot tub.

Second Row: Approval required (especially dogs over 50 lb), 50 lb limit with exceptions; no pets in the hot tub.

Pet costs are shown on your booking platform; please clean up after pets at both houses.

Safety (both)

• Exterior cameras at entrances/exterior only (none inside either home)
• CO alarms installed
• Oceanfront also has smoke detectors, fire extinguisher & first aid under the sink, and a whole-home generator
• Both are near the ocean — supervise children

Septic (both houses)

Pests

Oceanfront: Sprayed quarterly + monthly in season.

Second Row: Sprayed monthly.

Water bugs can still appear in humid weather — they’re clean and arrive via luggage/boxes. Call Rid-A-Pest 252-243-3532 with the address & a time, or message us.

Oceanfront 3rd-floor shower

Oceanfront: Close the shower door tightly (lift slightly to seal) and dry off inside — water can otherwise leak to the floor below.
