About the house

Newly renovated 3-level 1950s oceanfront cottage at 505 W Boardwalk, directly on the Atlantic with unobstructed ocean views from the upper two floors. Part of The Mizpah Collection.

Quiet dead-end street, empty lot to the east, a retired couple to the west. The 1st floor has its own separate entrance and isn’t internally connected to the top two floors — booking the whole house includes all three.

Any cats ever in the house?

No — there have never been cats inside, which helps guests with cat allergies. Tell us about any allergies in advance and we’ll brief the cleaning team.

Ground: Bedroom 1 (two queens), Bedroom 2 (one king), game-room futon.

2nd floor: Bedroom 3 (two queens).

3rd floor: Bedroom 4 (two kings), Bedroom 5 (one king + small couch).

How many guests?

Base 9 guests. +$75 per extra guest/night, up to 14 max.

Check-in 5:00 PM

Your door code is the last four digits of the phone number used to book. Main entrance is up the steps.

How do I lock/unlock?

• Unlock: press the Schlage logo, then enter your 4-digit code
• Lock from outside: close tight against the frame, press the Schlage logo
• Lock from inside: turn the thumb turn

Can I arrive early?

Cleaners usually finish by 3 PM but may need the full day after a late or multi-pet checkout. You may park after 3 PM if space allows and use the outdoor shower & beach while you wait — leave ~3 spots for cleaners. Early check-in may be possible with no same-day turnover; not recommended in peak summer. Ask about booking the night before for guaranteed early access.

What’s the Wi-Fi?

Network: The Mizpah Collection (open — no password)

Router is the round device on the wall behind the main TV. Step outside and you may drop to a slower signal — restart your device in the living room to reconnect.

TV & streaming

• Main TV has DIRECTV Stream
• Roku smart TVs throughout — log in with your own Netflix/Prime/etc.
• Turn on a bedroom TV via its Roku remote, the TV’s own power button, or another room’s remote
• Please sign out of your streaming accounts at checkout

How do I run the A/C?

3rd floor: Cielo touchscreen in the big bedroom.

1st & 2nd floors: two mini-split heads each, on Cielo wall thermostats. Both heads on the same side of the house (across both floors) must be on the same mode. Leave all units on, auto fan mode, even in unused rooms. Open the kitchen-level bedroom door to help cool the 2nd floor.

A mini-split won’t cool — what do I do?

• Pull the error code: aim the remote (cabinet above the fridge) at the unit, hold “Cancel” 5 sec until “00”, then tap “Cancel” — short beeps = keep going, long beep = code found. Send it to us.
• Reset: the 2nd-floor bedroom unit and the one by the downstairs pool table share a compressor. Pull that mini-split breaker for ~15 min, push it back firmly, wait to reconnect.
• Still stuck? Message us — we can add a window unit. Opening nearby doors with it set coldest helps within an hour or two.

Water dripping from a unit?

A clogged drain line can leak onto the floor. Report it right away so we can clear it before it damages the flooring.

What’s in the kitchen?

Stainless appliances, full cookware/silverware/utensils. Clean and return items after use.

• Coffee: Keurig + drip pot (K-cups/filters usually stocked; bring extras to be safe)
• Water: complimentary 2.5–5 gal Le Blue jug when available; extra 5-gal jugs $20; fridge filtered water anytime
• Fridge: don’t set to coldest or block the rear vents — it’ll stop cooling

Pool & hot tub basics

Pool: heated on request, max 8 · Hot tub: 5 people, 3rd-floor top deck

• Stays of 4+ nights: serviced Wed or Thu, 9 AM–1 PM (one service/week per health dept)
• Pool heating on request outside summer — stays on the whole stay
• Pool vacuum runs to manage sand; cleaners can remove it on request
• Swim-current generator is currently not operable
• Hot tub cover wraps the lift bar (not attached); the floater is a sanitizer dispenser — leave it where it is

Pool & hot tub rules

• No food or glass
• No pets
• No jumping from the 2nd deck into the pool (death may occur)
• Kids supervised at all times
• Not under the influence
• Shower before use
• No chemicals, soaps, or kids’ hair-color products
• Don’t change the temperature without permission
• Covers on & clipped when not in use

How do I get to the beach?

Direct ocean access. Main ramp is one house east; or go straight out the ocean side (wear shoes — briars on that path).

• Large 30 sq ft hot/cold shower at the back by the 1st-level door
• Open shower at the front
• Main deck shower on the ocean-side walkway
• Foot rinse on the parking-side platform

Outdoor amenities

• Hammock garden over the Atlantic
• Two-story deck (waterproofed ceiling on level 1)
• Solo Stove fire pit (front sandy area — monitor at all times)
• Pro basketball goal in the parking area
• Propane + charcoal grills (fuel not guaranteed stocked)

Beach umbrella / dogs on the beach?

No umbrella provided — rent or buy locally. Dogs allowed on the beach on a leash per Town of Atlantic Beach rules.

• Linens for all beds, towels for all baths
• All-in-one shampoo/conditioner/body soap + hair dryer
• 4–8 beach chairs & beach towels
• Two washers + two dryers on the 1st level
• No beach umbrella (rent locally)

Mid-stay cleaning?

$160 — Monday or Wednesday from 10 AM (request in advance)

Need extra towels, or smell an odor?

Message us for extra towels/sheets. Notice an odor or spill? Tell us promptly with details and the cleaning team will check and freshen the house.

Summer: Mon & Thu · Off-season: Mon only

• Set bins at the street facing the street on Sun & Wed nights and the morning of departure
• Truck only grabs bins at the street edge facing the right way — not stacked behind each other

Septic — what can I flush?

3rd-floor shower note

Renovated May 2025 with a bigger shower. Water can still reach the floor if the door isn’t shut tight or you exit very wet — this leaks to the space below. Close it securely (lift slightly while closing to seal) and dry off inside the shower.

I saw a bug

We spray quarterly + monthly in high season. Water bugs can still appear in humid weather (pest control says they’re clean and arrive via luggage/boxes). Call Rid-A-Pest 252-243-3532 with the address and a time (exterior-only treatment available), or message us to coordinate.
