Welcome to Mizpah AB Oceanfront, located at 505 W Boardwalk in Atlantic Beach, NC!

We are thrilled to have you as our guest and hope you have a wonderful stay. To make the most of your time here, please take a moment to read through all the information about the house and share the link with everyone in your group.

If you enjoy your stay and would like to return, you are welcome to book directly on this site to save on the hosting platform fees!

Arrival is at 5 PM, and your door unlock code is the last four digits of the person’s phone number who booked.

Feel free to park early if parking available and use the outdoor shower if needed, but keep in mind that our cleaners need the whole day to prepare the house due to the size and amount of laundry required.

To unlock the door, simply press the Schlage logo on the outside and enter your four-digit code (last four of phone number of booking person). From the inside, turn the thumb turn. To lock the door, close it tightly against the frame and press the Schlage logo on the outside or turn the thumb turn on the inside.

We offer free Wi-Fi throughout the house, with the network name being The Mizpah Collection (Please note if you go outside with your device, you will likely be dropped to the lower speed internet bandwidth and will have to restart your device in the living room to get back to the faster connection). The main TV has a variety of viewing options, including cable TV through the DIRECT TV STREAM app, as well as the ability to log in to your Roku account and access services such as Netflix and Amazon Prime.

Be sure to follow us on Instagram and Facebook at @THEMIZPAHCOLLECTION to stay up to date on our latest news and events!

For your comfort, the thermostat for the entire 3rd floor air conditioning is located in the big bedroom on a Cielo touch screen. Please refrain from setting the A/C below 72 or the refrigerator to the lowest setting, as our high humidity can cause the unit to freeze. This may require a 24-hour thaw out period and a service call fee.

The 1st and 2nd floors each have two mini-split heads that can be controlled with the Cielo Wall Thermostat. To work properly, both heads on each side of the house on the 1st and 2nd level must be on either heat or A/C. Ex. The right side of the house on the first and second level must both be on ac or heat. The same is true for the mini split heads on the left side of the house for the 1st and the second floor that they both must be on cool or heat mode.

See photo below of how to use the touch screen thermostat and what the icons mean.

Trash pickup is on Mondays and Thursdays during the summer season and on Mondays during the offseason. Please bag and tie/seal all waste and carry it to the green trash can provided near the back of the house. Please place the can beside the street facing the street on Wednesday night and the morning of your departure. (They will only pickup if its at the street edge facing the right way with their machine, the bin also can’t be stacked behind the other)

There is a maximum of 5 cars allowed on the property at one time, and only the backyard may be used for parking. Please consider not idling your car too long in the parking lot, as our westerly one-row-back neighbors complain about the fumes/everything else entering their deck and home.

Hot Tub/Pool:

If your reservation spans over 4 days, we'll arrange for the hot tub and pool to be serviced mid-week, typically on Tuesday or Wednesday afternoons. Access to the hot tub will require passing through the house.

To ensure a safe and enjoyable experience, please adhere to the following guidelines when using the hot tub and pool:

  • Food and glass containers are not allowed in the hot tub area.

  • Children must be supervised by an adult at all times.

  • Do not use the hot tub/pool if you are under the influence of alcohol or drugs.

  • Please shower before using the hot tub/pool to remove any sand, lotions, oils, or dirt from your skin as it becomes a swampy mess if you dont quickly.

  • Do not add any chemicals or soaps .

  • Do not adjust the temperature without permission from the owner.

  • Keep the covers on and the sides clipped in place when not in use to prevent debris from falling in and wind damage caused to tub and property.

  • Please do not exceed the maximum occupancy limit of 5 people in the hot tub pool and occupancy limit of 8 in the pool.

  • Please keep the floaters in the hot tub and pool in the same area it is when you arrived.

Kitchen:

Our kitchen is fully equipped with common-use kitchen supplies for your convenience. We ask that you kindly clean and return all dishes, silverware, and utensils to their designated places after use. You'll find a Keurig coffee maker and a traditional coffee pot for your morning coffee fix.

Linens:

All linens, including towels and bed sheets, are available in the upstairs bathroom and bedrooms.

Church Recommendation:

If you're looking for a church service during your stay, we recommend attending Life Church. They have services on Saturdays at 6 pm in Atlantic Beach and on Sundays at 10 am in Newport.

For a delicious meal out, we recommend trying the following local restaurants:

  • Morehead: Redfish, Floyd's (Southern cuisine), Yellowfin (seafood), Casa San Carlo, Taste of Napoli (Italian), Banks Grill, Cox (brunch), El's Drive-In, Friendly Market (a local grocery store with pre-made dishes).

Beach Access

To access the beach, the ramp is located one house over to the east. Alternatively, for a more adventurous route, you can access the beach directly on the oceanfront side of the house. However, be careful of thorny bushes and briars along the path, especially if you're not wearing appropriate footwear. We kindly ask that you use the hot/cold outdoor shower located beside the back 1st level door or the shower on the ocean side walkway to rinse off sand. Additionally, there is a foot washer to rinse off sand on the parking side platform leading to the steps. Please do not take the beach cart through the dunes as the briars can damage the tires.

Septic System

Please note that we operate on a septic system. Therefore, we ask that you only flush the provided septic-safe toilet paper and nothing else as it can cause the entire system to stop working.

Other Notes

Water leak can occur from the 3rd floor shower as its very small and water can splash to floor if not careful with door securely closed and/or if you get out really wet and cause leaks to downstairs living space.

Please note the first floor is separated from the above two floors.

Please don’t leave doors open for an extended time period (especially with AC running) as the ocean air causes things to rust quickly and damage the AC units.

Also, we’ve had a couple groups that over filled the refrigerator covering the vents in the back causing it to not cool properly, so please keep that in mind. if you get a lot of groceries as its not a massive fridge

Roof Access, Loud Music, and Smoking

Please do not attempt to access the roof as doing so will result in a fine and eviction. Similarly, loud music and any activities that disturb the neighbors can also result in eviction, as most of the owner-occupant families on the block to the west back one row are very quick to complain. Quiet hours are enforced after 9 pm. Smoking is not allowed inside the house, and cigarette butts should not be disposed of on the ground outside. A fine will be imposed if any are found on the grounds.

Grilling

Grilling is allowed, but please ensure that the grill is at least 5 feet away from the deck or any other house structure as it can get really dry. This rule is strictly enforced.

Pest Control

Being at the beach means that it's almost impossible to get rid of all the bugs, but we do spray for bugs quarterly. Water bugs are common in the older homes on the beach and can come in from the expansive dunes, luggage, grocery bags and boxes.

If any bug issues arise during your stay, please call rid-a-pest at 252-243-3532 and provide them with the address and the best time for them to come. We have a yearly contract with them, and they can spot spray for any problem areas.

Departure

Check-out time is 10 am. Any unapproved late departure may result in a fine.

Please place used towels in a pile downstairs next to the laundry room (no bed linens removed please as the cleaners will remove them so they can keep them organized)

Return all furniture to its original place if moved. If any furry friends joined you, please clean up after them .

Fill and start the dishwasher with any used dishes when you leave.

Please bag all trash and waste and carry it to the green trash can provided near the back of the house and place it facing the street (they will only pick up with it facing the street with their machine).

If you need anything during your stay, please feel free to contact us. Thank you for choosing Mizpah Oceanfront! Enjoy your stay!
